BPN Karawang Workspace Interior — 390 m², 13 Rooms, Completed in 45 Days

The BPN (National Land Agency) Karawang office underwent a major upgrade to create a modern and welcoming workspace, breaking away from the traditional, rigid government office design. Spanning 390 m², the project includes 13 functional rooms, all completed in just 45 days with precise execution and high-quality finishes.

Design Concept: "Civic Hospitality"

We designed a public service experience that feels like a hotel lounge—clear circulation, comfortable lighting, and durable materials. The modern identity was built through:

  • Line lighting integrated into the walls, columns, and ceilings as a visual wayfinding guide and rhythmic accent.

  • Warm neutral palette (white, gray, natural stone) paired with wood and soft upholstery for a welcoming feel.

  • Architectural curves on openings and ceilings soften the sharp lines, improving both the aesthetic and acoustic quality.

Layout & Flow (13 Rooms)

  1. Lobby & Integrated Service Area – A long front-office desk with organized queues; columns with line lighting guide circulation.

  2. Customer Service Counters (4 desks) – Ergonomically designed, maintaining privacy yet remaining open.

  3. Main Waiting Area – Circular island sofas + an indoor garden as a breathing space.

  4. Consultation Rooms 1-2 – Light acoustic partitioning for private land discussion.

  5. Head of Office Room – Premium finishes with marble accents & textile panels.

  6. Secretariat/Administration RoomOpen plan with hidden storage along the back wall.

  7. Light Archive Room – Convenient access near service counters; compact shelving and trolley paths.

  8. Small Meeting Room – Designed for 6-8 people, with integrated presentation displays.

  9. Pantry/Break Area – A bar area for staff; adds to the space’s human element.

  10. Server & Utility Room – Controlled cooling, organized wiring for fast service access.

  11. Guest & Staff Restrooms – Easy-to-clean finishes, energy-saving sensor lights.

Result: A clear, directed flow from the entrance → queue → counters → consultation, with no overlapping traffic between guests and back-office staff. The layout minimizes bottlenecks during peak hours.

Lighting: Line Lighting as Visual Language

  • Layered ceiling with linear coves creating uniform luminance (no glare) and accent points above counters.

  • Lighting integrated into columns serves dual purposes: as a landmark and soft reflector for customer service interactions.

  • Backlit signage at the reception area improves readability of the agency’s branding from a distance.

  • High CRI & neutral-warm color temperature (≈3500–4000K) keeps the space visually comfortable while ensuring accurate document colors.

Materials & Details

  • Textured stone or marble on the core columns and reception backdrop for a premium, institutional look.

  • Combination vinyl & wood accents for flooring: durable, easy to maintain, and visually appealing.

  • Soft acoustic panels in some curved areas to dampen noise from queues and customer interactions.

  • Built-in furniture with rounded edges—safe, accessible for all users, and easy to clean.

Technology & Comfort

  • Queue display & digital signage integrated into columns; concealed wiring through core pathways.

  • HVAC system designed for positive pressure in service areas, reducing dust and heat from the entryway.

  • Accessibility: wheelchair-friendly paths, inclusive counter heights, tactile cues on flooring for guidance.

45-Day Execution: Fast Without Compromise

  • Pre-fabrication of wall panels, counter modules, and lighting trays in the workshop—accelerating on-site installation.

  • Day-night alternating shifts to minimize disruptions to office operations.

  • Quality gate checks per zone (service → consultation → back office) ensured that each phase passed inspection before proceeding.

Impact

  • Waiting times feel shorter due to the bright, warm, and clearly organized environment.

  • BPN Karawang’s image became modern, professional, and human-centered—setting a new standard for government offices that are not rigid but still authoritative.
